Update for Hemisview Village 01/31/09
Work is continuing to be done in all areas. No major delays due to weather or any other situation or condition.
Vehicles arrive daily with materials and with workers. Drywall continues to be installed in the interior of the buildings so delivery on trucks is still expected. Expect the normal noise from large trucks entering and exiting the construction site. Few cement trucks will be making deliveries so the noise from that will be minimal.
There is work being done on the exterior façade. Masonry, siding, and stucco is continuing to go up. The balcony railing is being installed as well. The majority of the air conditioning units on the roof are installed along with the protective railing around the pads to protect them. The top floor of the garage is open so covered parking being installed because of the exposure to the elements.
Scaffolding is being put up and taken down constantly to work on the exterior. Expect noise from this as well.
Inside the building, we are in various levels of progress. Inside the units, dishwashers, cabinets, and counters are going in. The trimwork and doors are getting finished up and tile is being installed. Expect carpenters, electricians, plumbers, and other specialists performing their craft.
The pace is good overall and no delays are expected.
Construction Status as of 12/31/09
There is work being done in all areas, inside and outside of all buildings.
Trucks will be arriving bringing all sorts of equipment, from drywall stacks, to roofing material. There will be deliveries of appliances and windows and doors.
The usual construction noise from the deliveries and the exterior work is to be expected. On the exterior we will see roof work being done, both metal work and shingles. Some air conditioning units will be located on the roof so the recessed pads will be prepared for that installation, along with the railing that will protect the units.
Scaffolding is being put up practically daily and work is being done wrapping the exterior in insulation and installing the siding and stucco. Even in the rain and cold this work is still progressing at a good pace.On the interior, insulation is being installed, along with sheetrock. Lightweight concrete is being poured on floors and in breezeways. Some sections are already getting textured walls and trim work. Cabinets, countertops, and appliances are being installed in some units. There has been little slowdown on the interior work. Electricians and plumbers are working in the interior as well. Windows and doors are being installed and prep work for that is being done both to the exterior and the interior. Good pace overall and no delays are expected.
Construction Status as of 11/30/09
Contractor is 52% complete as of November 30, 2009. Much construction is being done to both the interior and exterior of the development. Work is being done on all buildings and they are all at various levels of completion.
Mechanical, electrical, plumbing, and fire sprinkler piping is being installed on all floors of most buildings and garage areas. There is insulation and drywall installation going up in some buildings along with texture and paint in others. Lightweight concrete is being poured and metal roofing and shingles are being installed. Contractors are running cable and phone wiring throughout the buildings. Windows and door installation is another job happening around the construction area.
Because there is work to be done both inside and outside the buildings, no rain related delays are foreseen, but water collecting on the job site could change that. Construction should continue according to plan though. And as was stated in the last update, because of rain, there is mud that is accumulating in and around the construction site. The contractor has a team that is doing their best to keep this mud under control with water hoses to spray down the streets. With the slowdown of the rain, work outside can continue at a normal pace.
Construction Status as of 10/09/09 Contractor is 41% complete as of September 30, 2009. Electrical utilities are being installed site wide and concrete is being poured for sidewalks on north side of Santos Street. Preparations are also being made to place asphalt from Garage B to Santos Street.
Building B is the building farthest away from Highway 37 and inside the building, installation of the mechanical systems, electrical, plumbing, and fire sprinklers are under way. Roof decking is also being done on Building B.
Building A is the closest to Highway 37. Like the other building, there is mechanical, electrical, plumbing, and fire suppression systems being installed. Roof shingles are to be put on this building and also lightweight concrete can be spread at breezeways and balconies.
Most of the noise is going to come from two sources. The first source being the roof work, where you’ll hear the nail guns and the hammers. The second source will be the cement trucks that will drive into the construction site and also drive on Santos Street so that the sidewalks and driveway can be poured.
There has been some rain recently, and this rain has slowed down activities outside on the construction site. There is still intense work being done inside the buildings. Also, because of this rain, there is mud that is accumulating in and around the construction site. The contractor has a team that is doing their best to keep this mud under control with water hoses to spray down the streets. With the slowdown of the rain, work outside can continue at a normal pace.
Construction Status as of 9/15/09 Contractor is 31% complete as of August 31, 2009. The majority of the concrete has been poured, with the exception of the lightweight concrete for the breezeways, balconies, and sidewalks.
You won’t see as many concrete trucks around for the next few weeks due to the completion of the foundations and the focus on framing and sheathing.
Construction crews have not and will not use Santos Street for access to the construction site, but work was done on the street itself. The cul-de-sac has been widened for more convenience and a curb and gutter installed.
Other areas of construction and sources of extra noise will mostly be the framing and wrapping of the buildings. The noise will come from the nail guns, hammers, trucks and forklifts moving around the construction site. Also, most of the buildings are having the electrical, plumbing, and fire sprinklers installed.
Construction is going with no slowdown in sight. Expect steady traffic to and from the construction site as the contractor is approaching the midway point of completion.

as of 9/21/09 Contractor is 24% complete as of July 31, 2009. The majority of the concret

een poured. There is one section on the SW side of the construction area that stil
l needs to have concrete poured for the building foundation. This is the corner closest to the Labor and Santos Street intersection. Construction crews have not and will not use Santos Street for access to the pour, so don’t expect any construction obstacles.
Because of the recent heat, the concrete has to be poured early in the morning. It won’t be for very long but expect some lights on and some concrete being poured starting around 5 AM.
The concrete trucks and the pump that runs will add to the noise, but it’s not louder than usual for a construction site.
